How does it work? Well, conditions do apply. First of all. It isn't for the weary. This program is for the buyer who is willing to do a lot of the footwork.

It starts by you signing a Buyer's Agent Agreement. Meaning you designate me as your agent and agree not to buy a house using another agent. You'll see the Commission Rebate terms clearly spelled out on the agreement. If you are getting a loan, you must provide me with a preapproval letter that I can use to make an offer. If you are paying cash, you must provided documented proof of funds--which I'll also need to write an offer for you. Then, once you have a clear mission for what you want in a house and have NARROWED down your choices, then it's time to let me schedule your house showings. --- All of these things so far is what any Reputable agent will ask for. What's the catch? Here's the difference, to get the discount, you have a maximum total of NINE house showings.
Why the limit? Time is money, and the biggest draw back about being a realtor that many, many clients want to see nearly every listing in a given county and then go again... Not kidding. I'm willing to go the extra mile with house showings. I'm willing to go ahead of time and do videos, etc....but not and also share my commission! Make sense? Not to mention there is a high correlation with buyers who see a ton of houses who NEVER end up buying...my bad.
But that said, many educated and prepared buyers are perfectly primed to go house hunting with precision! If you preplan your house hunting attack this is extremely doable. By the way, most of the buyers that I've worked with who have seen an extreme number of house showings have admitted that they should have bought one of the first few houses they had seen!
At any rate, cash in your on your precision skills by streamlining your house hunting process. I'm still available for questions and to send you property listings. Open houses are an easy way to scope out areas -- just give the agent there my card and they'll let you tour untethered. Once your ready, we go find and negotiate and buy your house.
How Much Money Will You Get Back?
Plus what the percentage of commission is being paid.
Meaning, that the example of 50% of the commission is based on you buying a $1,000,000 or higher priced house with a buyer commission of at least 3% of which 1.5% is paid back to you at closing. If less commission is paid, then no rebate is given. If more commission is paid, the amount is not increased. This would be a $15,000 SAVINGS on a Million dollar purchase!
Spend between $500,000 and $999,999 and you'll get 1.25% of the Purchase Price back. Again, with a buyer commission of at least 3%. If less commission is paid, then no rebate is given. If more commission is paid, the amount is not increased. This would be a $6,250 SAVINGS on a $500,000 purchase.
Spend between $300,000 and $499,999 and you'll get 1% of the Purchase Price back. Again, with a buyer commission of at least 3%. If less commission is paid, then no rebate is given. If more commission is paid, the amount is not increased. This would be a $3,500 SAVINGS on a $350,000 purchase.
Spend between $150,000 and $299,999 and you'll get 0.5% of the Purchase Price back. Again, with a buyer commission of at least 3%. If less commission is paid, then no rebate is given. If more commission is paid, the amount is not increased. This would be a $1,250 SAVINGS on a $250,000 purchase.
Spend up to $149,999 and you'll get 0.25% of the Purchase Price back. Again, with a buyer commission of at least 3%. If less commission is paid, then no rebate is given. If more commission is paid, the amount is not increased. This would be a $350 SAVINGS on a $140,000 purchase.

One more thing to consider. The Rebate must be listed on the HUD, meaning it is fully disclosed to all parties -- so run it by your lender to make sure they are good with it!
