Second, savings that you qualify for depends upon your customized service program and the price of the home that you are buying. Third, you will know right up front what your savings will be -- before you start working with an Azure Tide Agent--so you can make a well informed decision. |
How Does It Work?
First you meet with an Azure Tide Realty agent to decide if the program is a good fit for you.
If it is, you enter into an agreement to use the agent as your Buyers Agent.
You agree to utilize the many tools available such as online search sites to find homes that match what you are looking to buy.
You study the pictures, room dimensions and layouts, virtual tours, videos tours, property description and details. You drive by the property and research the location. All to make sure that you are serious about the house BEFORE you schedule a showing with your agent.
Qualifying for shared commission means staying within the number of showings that you and your agent set when you entered into your agreement. The standard is a maximum of 9 home showings. This is easy to do if you do your research to rule OUT homes.
If you are getting a loan, you must provide a pre-qualification letter to our agent BEFORE looking at homes. Plus your lender must approve of the commission sharing program. This is usually not a problem! As the commission sharing must be reported on the closing documents.
Finally, select a home that offers a minimum of 3% to the buyers agent. If less commission is paid, then you will not receive a share of the commission.
Your share of the commission is paid to you by the title company at closing.
**You do not need to be a licensed real estate agent to share in the buyer commission of the home that you are purchasing for yourself!!
How Much Money Will You Get Back?
How much you get depends upon how much you spend.
Spend a $1,000,000 or higher and receive 1.5% of the purchase price of the home. This would be a $15,000 SAVINGS on a Million dollar purchase!
Spend between $500,000 and $999,999 and you'll receive 1.25% of the Purchase Price. This would be a $6,250 SAVINGS on a $500,000 purchase.
Spend between $300,000 and $499,999 and you'll receive 1% of the Purchase Price. This would be a $3,500 SAVINGS on a $350,000 purchase.
Spend between $150,000 and $299,999 and receive 0.5% of the Purchase Price. This would be a $1,250 SAVINGS on a $250,000 purchase.
Spend up to $149,999 and you'll receive 0.25% of the Purchase Price. This would be a $350 SAVINGS on a $140,000 purchase.
